Terms and Conditions
This agreement outlines the terms and conditions of renting the Property / Holiday homes /
Guest house (located at various locations) with Sapphire Holiday Homes / Sapphire Homes
(“the Host / Sapphire”) between the Host and the Guest ("the person booking the property"). By
booking the Property, the Guest agrees to comply with these terms and conditions.
1. Booking and Payment Terms

Booking Confirmation: Once the booking amount is received, an email is sent to the
guest confirming the booking.
- Booking amount: 100% amount is required at the time of booking.
- Payment Methods: Payment can be made via [credit card, bank transfer, PayPal, etc.].
2. ID proof
As per the law, it is mandatory that every guest must provide Government-approved ID proof
that consists / withholds the visitor’s address. Documents such as Aadhar card, Driving License
or Passport are accepted by us.
3. Security Deposit

Upon arrival a security deposit of INR 5000/- is required. This deposit is to cover any
damages, extra cleaning costs, or unpaid bills.

Refund: The security deposit will be refunded at the time of check-out, provided no
damage or extra costs are incurred. Deductions may be made for damages or additional
cleaning.
4. Cancellation Policy
Guest Cancellations:

Full refund for cancellations made within 48 hours of booking, if the check in date is at
least 14 days away.
- Cancellations made within 7-14 days before check-in will receive 50% refund.
- Cancellations made within 7 days of check-in are non-refundable.
Owner Cancellations:

If the Owner cancels the booking for any reason, the Guest will receive a full refund of all
payments made.
Force Majeure:

The Owner is not liable for cancellations due to unforeseen events such as natural
disasters, pandemics, or government actions. In such cases, the Guest may reschedule
or request a refund at the Owner's discretion.
5. Check-in and Check-out
- Check-in Time: 01.00 PM
- Check-out Time: 11.00 AM

Late Check-out: Late check-out requests may be accommodated based on availability
and may incur additional charges.
6. Maximum Occupancy
-
The maximum occupancy of the Property is mentioned in the details of the respective
property. Exceeding this number without prior approval may result in termination of the
booking and forfeiture of all payments.

Additional guest’s tariff will be applicable (check details mentioned in tariff of respective
property)
7. Use of Property
-
Conduct: The Guest agrees to use the Property responsibly and in compliance with all
applicable laws. No illegal activities are permitted on the premises. In case of any such
illegal activities, the responsibility and legal consequences are solely bore by the Guest
only.

Noise: The Guest must keep noise to a minimum, especially during quiet hours between
9 PM to 8 AM
- Parties, events, loud music etc are not allowed.

Smoking: Smoking is strictly prohibited inside the House / Cottage / rooms. It is allowed
in designated areas only. Violation of this rule may result in additional cleaning fees
and/or forfeiture of the security deposit.
8. Pets
-
Pets are allowed on some of the properties. (Kingly check details of the property before
booking). Additional pet fee is applicable as per the tariff of the respective property.
9. Damages and Repairs
-
The Guest is responsible for any damage to the Property or its contents during the stay.
Any damages must be reported immediately to the Caretaker and Sapphire.

The Owner / Sapphire reserve the right to withhold part or all of the security deposit to
cover repair costs. If damages exceed the security deposit, the Guest will be invoiced for
the remaining balance.
10. Cleaning and Maintenance
- Cleaning Fee: A cleaning fee of [X amount] is charged with the booking.

Cleanliness: The Property should be left in a reasonably clean condition. The Guest
should ensure the property is generally tidy upon departure. Excessive cleaning
requirements may result in additional charges.

Maintenance Issues: If any maintenance issues arise during the stay, the Guest must
notify the Caretaker and Sapphire immediately and shall make reasonable efforts to
resolve the issues promptly.
11. Liability

The Owner / Sapphire / Caretaker / Management team is not responsible for any
damage, loss, accidents, injuries, or illness that occurs while on the premises. The
Guest assumes full responsibility for the use of the Property.

Guest must take care of themselves especially elderly people, kids and pets when they
are at the property.

The Owner / Sapphire / Caretaker / Management team is not responsible for the loss of
personal belongings or valuables of the Guest. All personal valuables should be taken
care of by guests.
12. Amenities

All the Property includes various amenities (Details are mentioned in respective
properties) The Owner / caretaker / Management team makes every effort to ensure all
amenities are operational but cannot guarantee there will be no temporary outages or
malfunctions.

The Guest agrees to use the amenities responsibly and in accordance with the
instructions provided.
13. Dispute Resolution

The Owner / Host reserves the right to assess and make the final decisions regarding
any disputes related to the rental property, including but not limited to claims for
damages or breaches of the rental terms.
14. Termination of Agreement
-
The Host reserves the right to terminate this agreement immediately if the Guest
breaches any of the terms and conditions or don’t follow house rules mentioned by
Sapphire / caretaker / management team. In such cases, the Guest may be asked to
vacate the property immediately without refund.
15. Changes to Terms
-
Sapphire reserves right to modify terms and conditions without any prior notice
16. Miscellaneous
-
Entire Agreement: This document constitutes the entire agreement between the parties
and supersedes any prior agreements or understandings.

Amendments: Any amendments to this agreement must be in writing and signed by both
parties.

Severability: If any part of this agreement is found to be unenforceable, the remainder
will continue to apply.
Guest Acknowledgement:
By making a reservation and/or signing this agreement, the Guest acknowledges that they have
read, understood, and agree to these terms and conditions.
